Residential/Apartment House Rules
These are guidelines to insure that all tenants enjoy their residency in all our rental properties. Please be considerate to other people in all of your actions. If you have any questions, please do feel free to contact our office or your Area Representative. Remember that we have these rules so that good tenants can enjoy their residency here. All of these rules could be summarized into “DO UNTO OTHERS AS YOU WOULD HAVE THEM DO UNTO YOU.!”
1. All activities of Tenant or those of his guests or occupants are to be conducted in a quiet, dignified manner so as not to annoy or disturb other tenants or create a nuisance in any way. Boisterous activity or unnecessarily loud noise due to talking, playing of musical instruments, drums, amplified instruments, radios, stereo sets and televisions in a public area will not be permitted. Tenants are requested to be particularly careful about noise before the hour of 07:00 a.m. to 10:00 p.m. on weekdays and 08:00 a.m. to 11:00 p.m. on weekend in consideration of other tenants.
2. The premises should not be use for any commercial enterprise or for any purpose which is unlawful, against city ordinances, or which would injure the reputation of the building or its occupants in any way.
3. No animal, bird or pet of any kind may be kept on or about the premises, period.
4. No change of locks, installation of aerials, lighting fixtures or other equipment, use of nails, screws or fastening devices on walls, ceiling or woodwork, or alternation or redecoration of the premises is to be made without prior written authorization of Management or his/her agent.
5. Tenant shall keep the premises and its equipment and contents in a reasonably clean and neat condition at all times. All refuse and garbage shall be deposited by Tenant in the proper receptacles as provided and Tenant shall cooperate in keeping the refuse area neat. Tenant shall be responsible for disposing of articles of such size or nature as are not acceptable by the size of the trash container for the building.
6. Automobiles, motorcycles or other mechanical equipment may be parked only in such space as may be assigned to Tenant and are not to be washed or disassembled on or near the general premises.
7. No signs, laundry or articles of any kind are to be hung or displayed by Tenant in common areas of the premises.
8. Lounging or unnecessary loitering in the halls or on the front steps or public balconies on such a way as to interfere with the convenience of other tenants is prohibited.
9. No piano, organ, water furniture or items of unusual weight or dimension will be allowed on the premises without prior written consent of Management.
10. No portion of said premises shall be sublet or this agreement assigned by Tenant.
11. Personal items such as brooms, mops, bicycles, towels, tools, etc. must be sorted inside premises.
12. Guests are not to park on property overnight. No boats, vans, trailers, trucks, etc. are to be parked without prior written permission from Management. Abandoned cars, cars leaking oil, or inoperable cars are to be removed from premises.
13. Any plumbing stoppage caused by the Tenant will be corrected by Management at Tenant’s expense.
14. Barbecuing and outside cooking only is permitted in assigned areas.
15. Roller skates, bikes, miniature autos, skateboards, etc. are not to be used within apartment grounds.
16. Tenants are responsible for the conduct of their family’s guests.
17. Children under twelve are to be supervised by a responsible adult.
18. The Manager should be notified if a Tenant is going to be absent from the building for a period of time.
19. Tenants are cautioned to lock their apartment each time they leave.
20. Tenants are not to store gasoline or other combustible materials on the premises.
21. Management should be notified at once of any building defects, breakage or maintenance problems.
22. Owner has sets apart in the building a laundry room for the convenience of tenants.Tenants may at their own risk, use the facilities for the purposes of laundry of their clothes.Tenants assume all risk of loss or damage to articles or things while in transit to or from such laundry room.Tenants must not leave their laundry in the machines beyond the normal period required to wash and/or dry clothes.Soaking clothes in the laundry machine or leaving the clothes after the cycle is over is prohibited.
23. The Management liable or responsible for any loss, injury or damage from any cause to the Tenant, any member of the Tenant’s family, any guest or visitor of the Tenant or to any other person or to any property at any time within said rented apartment, or the halls, stairways, or any other portion of the apartment building or walks or grounds adjacent thereto, or the garage or any commercial portion thereof, or any are being considered a portion of the rented premises.
24. Employees of Management are prohibited as such from receiving any packages or other articles delivered to the building for Tenant or persons residing with Tenant, and that should any such employee receive any such packages or articles, him or her in so doing shall be the agent of Tenant and not of Management.
25. Soliciting is not permitted without Management approval.Tenants are requested to notify Management if solicitors bother them.
